•           June paid July Landscaping - No Invoice received

o          Accrued $2,000.00 Landscaping expense for July

•           Reclassed $9,918 Pump Expense from General Maintenance to Reserves Expense

§  Garage and Gazebo roofs – update - one garage left to do. Everything is going according to plan.

§  Pump station – update – the pump station initial work is completed. They returned to level the pump. They also are working on an alarm system that would be cheaper than the one we have looked at but would still provide us with an alarm when one pump is not working.

§  Solar Panel Project – update: the solar panel project has been completed. There will be a city inspection and PGE has to put a flowmeter in. There will not be a need to turn off the power again.

o   Fire, Security and Safety – George Heiskell

§  No wake zone violations and buoys. – George took copies of a letter regarding the no wake zone to both gas stations – gave copies to post at gas stations. He also talked to the manager at S&K rentals. They said they tell every renter that if they get reported that they will lose their deposit, hoping this will serve as a deterrent. There are also new buoys at Class Harbor and Gary Clark had signs made and put them on his house. Hopefully all these efforts will reduce the number of violations.

o   By-Laws, CC&Rs and Rules – Brad Pendergraft

Issue regarding Deeds of Sublease – presented a draft of a new deed of sublease. One modification was suggested. Modified version attached to the minutes. After feedback from our attorney the new deed of sub-lease will be implemented for all slips, replacing the old deed of sub-lease.

o   Violation & Adjudication – CW Taylor

§  Apparent violation of garage rule – several slip owners appear to be in violation of rule 12 that requires renters have full access to garage. CW will follow-up.

§  Pet behaviors – there have been complaints about the behavior of two cats, and dog owners extending the off leash area and failing to scoop on the grass. CW will send out an email.

o   HOA dues –  clarification with bookkeeper that HOA payments apply to the month in which they paid. All owners are now paying on time.
