Board Members Present:
Order of Business
Facilities & Grounds – Carl Coffman
§ Garage and Gazebo roofs – update – roofer will start week after next and will work around other jobs this summer, allowing him to give us an excellent price.
§ Pump station – update- They will be providing a detailed proposal. The expectation now is that work is approximately three weeks out at the earliest.
§ Moorage work day: Sign up lists have been posted. Carl is putting together a list of projects. Subsequent to this meeting the moorage work day was postponed due to weather. New Moorage Work Day is scheduled for June 3, starting at 9:00 AM.
o Fire, Security and Safety – George Heiskell
§ Exit gate update – PGE has been notified and fixed it. It wasn’t a gate issue at all; it was a power issue. Many thanks to CW for creating a short term work around until PGE was able to take care of it.
o By-Laws, CC&Rs and Rules – Brad Pendergraft
o Implementation of Rule 12 – garage access for renters – Rules have been updated and all rules will be sent out with a request that all owners and renters review them so that we are all aware of them.
o Subleases and the WHIMOA files – The Secretary is reviewing the WHIMOA files and working to update them as necessary.
§ Stickers – Continued discussion of parking stickers. No changes recommended at this time.
o Discussion of professional management – The board revisited old discussions of whether it would be helpful to have professional management rather than just a volunteer board. Two particular issues were identified – recently several board members were subject to harsh criticism by other owners, in person or via email. It is understandable that strong emotions sometimes arise and so the question came up as to whether it would be less personal if the “management” duties were done by someone who wasn’t also a resident. Most owners are supportive and understanding; it is only a few who sometimes take things personally and are very critical. This can be disheartening for board members, who are volunteers after all, and doing the best they can to support the moorage.
The second, related, issue is of work load around rentals and sales in the moorage. The committee of By-laws, CC&Rs and Rules will look at the procedures on rentals and sales and make recommendations for improvements.
