Order Of Business

§  Request for Electrical Mod At Abrams garage – completed

§  Request for a 20A circuit into Gallagher Garage.

·         BOD will approve with conditions- Ampacity of the Panel, New wire for 20A – Metered – Wired by licensed contractor.

·         Walt will send letter to Gallaghers.

·         Changes or additions to garage electrical panels will still be on “First come-First Served” basis.

·         Moved, Seconded & passed with 4 of 5 yes votes.

§  Catch Basins?? Not addressed yet, Jim will call Landscaper.

§  Surface water management fees – JP will review plot plans with City

§  Submerged land lease – sent new inquiry on 6 Jul – we have til Sept.

o   Fire, Security And Safety – Brad Pendergraft

§  Gate Update – We still have a few glitches to iron out, owners who spot problems are encouraged to contact Brad or Jim for resolution.

§  Speed Bump update – we have one, just need to install it – also have a sign to install under the 15MPH sign.

§  Recent Inspections – Fire Extinguishers are all checked – Hydrants will be checked 7/8/16.

§  Request for placement of Boat lift at #38 (Letter forthcoming).

o   By-Laws, CC&Rs And Rules – Nancy Lindgren

§  Nancy presented a first draft of rules governing new & existing circuits in garages.

§  Rick suggested we include EV car connections in whatever rule we arrive at.

§  Also a good suggestion is to require all EV owners to install an “In-Line” usage meter if they want to use the regular garage circuit.

§  Commercial vehicle rules were also addressed.  Board agreed we may need to write guidelines for the BOD to determine whether a “commercial” vehicle could be addressed.
