Board Members Present:

 Order Of Business

o   All HOA fees are current.

o   October Water $4,521.57

§  MTD @ 90.4% of budget and YTD @ 81.9% of annual budget.

o   October (paid Nov) Landscaping $2,891.00

§  MTD @ 125.7% of budget and YTD@ 76.8% of annual budget.

o   Annual Insurance Payments:

§  Directors & Officers - $1,169.00.

§  Ocean Liability, Ocean Docks, Warves, & Piers - $26,285.00.

§  Discontinued Liberty Mutual Terrorism Insurance.

§  YTD 87.2% of budget.

o   MTD Total Expenses  are 88.3% of budget.

o   YTD Total Expenses are 64.7% of annual budget.

o   October Cash Reserves are $454,840.82 with Schwab.

§  Cash balance is $150,840.42.

§  Honey Pots – All 18 cleaned – billing in process.  Most got recommendations for high water alarms

§  Pump Station Breakers – As breakers were being replaced, 1 pump shut down for the Jam condition.  Walt will add a warning to the new member letter about dis-allowed sewage items.

§  Lights – CW converting many lights to LED and will drill drains in all fixtures.

§  George is Reading Sewage Meter

§  Standoffs/piling followers – taken care of & billed to home owners

§  Storm Water Charge Discussion - meeting on this matter next Tuesday.  Jory is willing to attend but we should just keep a low profile.

o   Fire, Security And Safety – Nancy Lindgren

§  Standpipe repair –Valve replaced on standpipe, total cost was $187.  Hole in underwater pipe repaired for $250 but the pipe is rusted so no guarantees it will hold under pressure

§  Email sent to 53 concerning delay in project completion.   Response back from them was that they never agreed to a completion date.  While the BOD won’t pursue this further, neither the BOD nor the ARC have a desire to negotiate with homeowners on agreements to or over ARC conditions.

§  Vehicle & Boat Issues

·         Uhaul van & Derelict Boat – Walt will compose a letter to #37 for BOD approval.

·         White van & late night noise/confrontation episode – Walt will compose letter to #34 for BOD approval.

§  Parking of vehicles on drive outside gate by Business Park Tenants.  Rick is addressing issue with Business Park operator.
