Order Of Business

• Call to Order

• The President called the meeting to order at 19:00 and determined there was a quorum with all members present.

• Reading & Approval of the Minutes of Previous Meeting

• The Secretary had e-mailed minutes from the previous meeting.

• Motioned, seconded and passed unanimously to approve the previous Board Meeting minutes.

• Treasurer’s Report

o   All HOA fees are current.

o   July Water $5,229.96, MTD @ 104.6% of budget and YTD @ 59.6% of annual budget.

o   Annual Rate increases went into effect

•      Water Volume, 7% from $3.682 to $3.940 per CCFF

•      Sewer, 3.43% from $9.057 to $9.368 per CCF

o   June (paid July) Landscaping $1,908.50, MTD @ 95.4% of budget and YTD@ 50% of annual budget.

o   MTD Total Expenses for July are 95.7% of budget.

o   YTD Total Expenses are 37.3% of annual budget.

o   July Cash Reserves are $463,832.64 with Schwab.

o   Cash balance is $103,832.64.

• Old Business:  Standing Committee Reports

• Facilities & Grounds – Jory Abrams

§  PS Breakers: Do not yet have a cost to replace PS breakers.  Hope to have in time for next meeting but Wibbing Pump has been very busy.

§  New Buoys:  State continues to maintain that they will be in place in front of our homes soon. 

§  It was noted that several homes have decks or ledges either on or overhanging the moorage walkway. 

§  Board approved CW to replace ballasts on ramp lights and garage lights.

§  Piling followers without rollers or pads.  Several homes need attention.  Nancy and Jory are following up with Owners

§  Jim Pidgeon requested having a POD in one parking space for 1-2 days.  Board approved.

o   Fire, Security And Safety – Nancy Lindgren

§  New FIRE LANE & WHEELCHAIR stencils arrived, they are very high quality.  Will order a STOP stencil for inbound stop line

§  Walt’s fix on the man-gate handle seems to be holding. 

§  Hydrant testing was done, and we passed

§  Realtor Code will be changed immediately due to a breach in procedures.  Nancy will contact realtors with new code.

• Architectural Review – Walt LeDoux

§  George Heiskell has agreed to be on ARC to replace resigning member

o   By-Laws, CC&Rs And Rules – Ann Jacobsen

• New Business

• Hi Noon sent us info on Emergency Preparedness.  A course will be held and we need 2 volunteers to attend and learn what we need to do if/when a major emergency like an earthquake happens and we are potentially without sewer, water, power, access on-off island, phone service, etc.  Need 2 volunteers who are interested.
