The President called the meeting to order at 19:00 and determined there was a quorum with all members present.
Reading & Approval of the Minutes of Previous Meeting
The Secretary had e-mailed minutes from the previous meeting.
Motioned, seconded and passed unanimously to approve the previous Board Meeting minutes.
Treasurer’s Report
All HOA Fees Current.
March Water $6,759.86
§ Amount includes $1,637.22 due to February catch-up
§ MTD @ 135.2% of budget and YTD @ 29.7% of budget
o February paid March Landscaping $2,440.00
§ MTD @ 101.7% of budget and YTD @ 21.5% of budget
o MTD Total Expenses for March are 121.4% of budget
o YTD Total Expenses are 17.2% of budget
o March Cash Reserves are $429,798.18 with Schwab

Facilities & Grounds – Jory Abrams
Sewer leak repair (Nancy). Fixed – not billed yet. Should lower Sewer bill substantially.
New Signs for Trash Areas – Jory will work on this when she returns.
Some lights out & bulbs need to be replaced on ramp lights. Nancy has them marked.
o Fire, Security And Safety – Nancy Lindgren
§ Harbor Master Visit on 4/1 – PASSED!!. He Said he looked hard & couldn’t find a thing wrong – Good Job To All Residents.
§ June will be Extinguishers, standpipes, & hydrants.
Architectural Review – Walt LeDoux
§ #11 Request to install Safety Railing on West deck Approved.
§ #20 Fence update – Sent new approval Letter – 15 Apr now deadline for removal or reconstruction.
o By-Laws, CC&Rs And Rules – Ann Jacobsen
§ CCR and By-Law changes have been filed with Multnomah County.
o Violation & Adjudication – Rick Ruffo
§ Unapproved fence has been removed.
§ More droppings have been noticed on walkway.

Pickle Ball Court. Located between A & B garages. Won’t be an issue blocking garages because Netting is removed when not playing. Approved by Board.
