- The President called the meeting to order at 19:00
and determined there was a quorum with all members present.
- Reading & Approval of the Minutes of Previous Meeting
- The Secretary had e-mailed minutes from the
previous meeting.
- Motioned, seconded and passed unanimously to
approve the previous Board Meeting minutes with 1 minor correction.
- Treasurer’s Report
- December
- Dues: 1 owner not current by 1 month.
- Dec Water: $5,305.46
- Sewer was expensed at $4000 since we had
received no bill.
- MTD 112.9% of budget and YTD 118.1%.
- October paid November Landscaping: $1,715.00
- MTD 107.2% of budget and YTD 95.9%.
- Property Taxes remitted in amount of $43,531.49.
- Travelers Insurance renewal - $25,600.00
- MTD Total Expenses for Nov: 89.2% of budget & YTD
96.8%.
- Cash reserves: $401,329.44 with Schwab.
- Cash Balance is $101,329.44
- Purchased in Nov
- GE Capital Bank - .4%, $50,000.00.
- Full Financial report is filed with Minutes.

Freeze Valve Return – hold was on
credit card – have now gotten credit.

Sewer Coupling – Harbor Svcs will
repair in a week or 2, has been sick

Gutters need cleaning.

Called 3 cleaning services, will also ask Primativo

May also have a clogged drains, may have to call Roto-Rooter.

Will speak to gutter people about screens.

We have one section of gutter on the back of Bldg B that has no
outlet, gutter
company will be called to
fix.

Documentation to tenants – Nancy asked if we should consider
requiring tenants to sign that they have received copies of rules, etc. and
insert in their records.

The Board unanimously rescinded Rule 5c3 which covered commercial
vehicles being parked in the lot.
