- Call to Order
- The President called the meeting to
order at 19:00 and determined there was a quorum with 4 members
present. (Nancy Lindgren arrived shortly after Call to Order.)
- Reading & Approval of the Minutes of
Previous Meeting
- The Secretary had e-mailed minutes
from the previous meeting.
- Motioned, seconded and passed
unanimously to approve the previous Board Meeting minutes with 1
minor correction.
- Treasurer’s Report
- September
- Dues are current.
- Sept Water: $5244.83
- Sewer was expensed at $2000
since we had received no bill.
- MTD 111.6% of budget and YTD
124.4%.
- August paid Sept Landscaping:
$1,225.00
- MTD 76.6% of budget and YTD
109.8%.
- First Insurance renewal received
for Terrorism Policy.
- MTD Total Expenses for Sept: 100.4%
of budget & YTD 113.2%.
- Cash reserves: $455,972.04 with
Schwab.
- Cash Balance is $155,972.04
- October
- Dues are current – received a late
payment on 11/4 from 1 resident.
- Oct Water: $8860.57
- Amount includes sewer catchup
from Sept.

- Sept paid Oct Landscaping: $770.00

- Tree removal applied to general
maintenance - $725.00
- Second Insurance renewal received
for Directors & Officers.

- We have had some unplanned
expenditures – fence repair and tree removal.
- Cash reserves: $455,973.90 with
Schwab.
- Cash Balance is $205,973.90
- Discussion of insurance policies to
be addressed later.

unanimously to accept this Treasurer’s Report.
- Old Business: Standing Committee
Reports
§
Office exterior light. – CW is still laid up
and will get to it when he feels better.
§
Walkway Power & Cable cover plates. – All
bolts are replaced on the Comm panels but are still searching for bolts (5 sided
heads) for the HV panels
§
Garage A Belly Band Board.- Has been
replaced & has undercoat. Will give it a fresh coat of white next spring.
§
Freeze valves are acting up. Looking for
replacements but the model we have is no longer produced. Will pick up a
possible substitute tomorrow.

Speed Bumps –
More than we estimated - $600-800 per section.and they must be anchored. Other
idea is to build up the asphalt. Possibly reflectors at the stop sign.

Parking issues -
Thoughts on requiring a garage be supplied with rental of home – no solution.
§
Fence repair- 27’
of rail and ~10’ of fence - $650
§
Secretary will
make up a formal letter to the City.

Home
inspections. 16 & 55 are waiting for work to be done.

54 received
approval to install privacy fence.

Car parking for snowbirds – some vehicles
are parked near gazebos rather than parked near the middle. Will email all
members with a reminder.

Trailer Parking rule change. Changed # of
hours from 72 to 48. Voted and unanimously approved.

Violation & Adjudication – Rick Ruffo
§
Cat complaint.- Again! Secretary will send
out a reminder. Will include mention of the dog litter issues up in the grassy
areas.
§
Request to fine – Parking violation was
discussed. We don’t have a precedence to fine without first warning.
§
Refrigerators outside. – Will email that the
refrig must be in a shed if it is visible from common areas.

New Business
- Flood Insurance. Each garage
building will cost $2040 for flood insurance, total $10,200.00 per
year. Reason to consider dropping flood insurance; it was a
requirement when moorage was built and there was a mortgage ( which
we no longer have). Our flood status has been reclassified as Zone
“X”- Lowest probability and as such don’t need to carry. Does not
cover contents of garages (homeowners would need their own insurance
for that). Insurance cost seemed high compared to risk. Board
voted unanimously to drop the flood insurance pending the response
from the agent
(Sec. note; Agent
agreed that we didn’t need to buy the flood insurance.)
