Order Of Business

• Call to Order; Determination Of Quorum

VP Taylor called the meeting to order and announced that with 4 Board Members present, a quorum was established.

• Reading & Approval Of The Minutes Of Previous Meeting

  • The Secretary passed out minutes of the Board Meeting of November 3, 2005.
    • Moved and seconded to accept Minutes.
    • Vote on motion passed unanimously.
• Treasurer’s Report
  • The Treasurer passed out copies of the Balance Sheet, P&L (for the month of November, for January through November, and Budget Overview for 2006), A/R Aging, and Reserve Account Statements.
  • The Balance Sheet shows total assets of $108,631.76.
  • $30,000.00 was pulled out of reserves to pay taxes & get discount.
  • Will make this up over the next year.
  • Motion to accept the Treasurer’s report seconded and passed with a unanimous decision.

      • 2 valves bad - Ordered work to be done right away.  Will  be placed on automatic annual test.

      • Dye Project

                4 corners done by main honey pot - no leaks!!

                Sewage odor is from honey pot vent.

      • Rain Sensor

                Water shut off now.

      • Walkway Floatation

                Adjusted East walk – cost $235.00.

    • Fire, Security And Safety

      • Gates

                Change belt on gate operator.

      • Alarm now inop. – will get repaired under warrantee.

      •  Out gate stuck open – needs new loop sensor.

      • Will open gates for Xmas ships on 9^th & 16^th.

      • Overflow Parking to be on West of driveway.

    • Architectural Review

      • No report.

    • By-Laws, CC&Rs And Rules

      • Sample ballot packet shown to board.

      • Ballot packets will go out on 20 Dec.

    • Violation & Adjudication

      • Can only ask vehicle owners to remove long term vehicles.

      • Owners proof of insurance

                Secretary compiled a list of slips with proof of insurance.

                Some with only 300K limits.

                Only have about 22 with proof and proper limits.

                Secretary expressed concern that he was unable to find the requirement in By-Laws or CCRs.  Sec. Note: VP Weisensee later found that it was in the Disclosure Statement.

• New Business

  • Budget items for 2006

    • Reduced “Operating expense dues” to $235.00 & increased “Reserves” to $50.00 – Net is no increase in dues.

    • Treasurer also adjusted some budgeted expenses upward.

    • Worked out other budget items.

    • Included additional expenses for Security items, Walkway lighting, Etc.

  • Reminder Time and Place for next Board Meeting:

  • Board Meeting: First Thursday in January (Jan 5).

  • Reminder Date & Time for Annual General Membership meeting: Fourth Sunday in January (January 22^nd, 2006).
