In 2004 a committee was formed to define the goals of the Architectural Review Committee. The following are the goals which were approved by the BOD. The goals led to the CC&Rs Article 5 for the ARC. In addition to Article 5 below look at the process for Building Construction, Alteration and homes moving in including building application requirements. |
Goals of the ARC
The above residents currently comprising the Architectural Review Committee have spent more than a few hours avidly, often heatedly, discussing the role of the ARC. Like everyone, we have individual biases based on history, training, aesthetic and economic interests. It has become apparent that it is impossible to establish detailed “rules” with respect to individual dwellings, other than the very specific size, setback, hook-up systems, etc. out-lined in the current CCR’s (see Article 5). There is no plan at this time to revise the current standards.
We intend to preserve the many positive qualities of West Hayden Island Moorage. Design concepts promising to enrich visual and social experience will be encouraged. Repetition or “cookie cutter” homes will be discouraged. With these goals in mind, we will be guided by the following principles:
- DIVERSITY
We have a wonderful mix of residents, not necessarily similar to one another in terms of background, experience and goals. We believe the opportunity for new, vital interactions within the community is an important benefit of moorage life.
The committee therefore encourages a rich variety of architectural styles, colors, shapes, finishes, plantings and accessories. We see this as an excellent way to project the values of the community, create “curb appeal” and spark interest in the moorage. We believe good design and livability can be achieved with economical materials used with imagination and flair. This does not eliminate the possibility of a fabulous expensive work of art moving in, but allows for creative solutions..
- LIVABILITY
We believe diversity, tolerance and variety are important to the vitality of the moorage, however extreme disregard for the comfort of your neighbors creates a problem we all would like to avoid. The ARC will, if necessary, enforce some specific rules set out in the CCR’s. For instance, it is required that outdoor storage of equipment (other than patio furniture be screened from public walkways and common property. An obvious, egregious, ongoing violation of this rule will probably earn the attention of the ARC, Rules Committee and Board of Directors. It’s all about unsightly JUNK, not necessarily an accessory that you would not have chosen for yourself. Neglect of outside sidings, paint, roofs and decks will also be monitored. It is the responsibility of the Board of Directors to enforce the CCR’s according to the recommendation of the ARC.
Finally, plans for potential new homes, remodels, or move-ins must be submitted for approval to the ARC and will be evaluated for the following qualities:
